For homeowners working with a builder

Build your custom home and stay on top of your allowances.

Oakroom keeps a list of everything you pick for your house, room by room, and compares it to your builder's allowances or your own budget. Take a picture of a price tag, paste in a link, or just say what you picked, and it fills in the details for you.

Your first project is free. You don't need a credit card or a password.

Oakroom's budget screen on a phone, showing the whole house $10,468.70 under allowance, then each category next to its allowance.

Right now, the same faucet is probably saved in four places.

Between signing the contract and rough-in, you'll make a few hundred choices, and your builder gave you an allowance for each category. That faucet is in a spreadsheet, on a Pinterest board, in a showroom binder, and in three different emails. If it went over the allowance, you usually find out months later on a change order.

If you're the one keeping the spreadsheet, Oakroom is for you. It keeps everything in one list, room by room, and does the allowance math as you go.

How it works

Set it up in a few minutes, then keep it up to date from your phone.

  1. Set up your rooms

Add your floor plan, and Oakroom reads the rooms and their sizes from it. No plan handy? Start from a one story or two story list of rooms, and change it to match your house.

  2. Add your allowances

Take a picture of the allowance page in your contract, or add it as a PDF. Oakroom fills in each one, and you look them over before you save. No list from your builder? Type one budget for the house, and Oakroom suggests the rest.

  3. Add selections as you go

At the showroom, take a picture of the price tag or just say what you picked. At home, paste in a product link or an email from your builder.

The top of every screen shows how far over or under your allowances you are, so a change order doesn't catch you by surprise.

Capture

You don't have to type it all in.

Take a photo of whatever your builder or a store gives you, paste it in, or just say it. Oakroom picks out the names and prices, and puts each item in the right room.

  • The allowance schedule in your contract
  • A showroom quote or a price tag
  • A voice note saying what you picked
  • A product link, with a note like "two of them, in black"
  • Your builder's email, pasted in
  • A PDF quote or a spreadsheet saved as CSV
  • Your floor plan, for the rooms and their sizes

You check everything before it's saved

Everything it finds shows up on a review screen first, where you can fix it or skip it. Nothing is added to your project until you tap Save all.

Photos and links you add are saved with your project and sent to Anthropic's API so they can be read. They don't go anywhere else.

Speak and Ask

You can talk to it from any screen.

Tap Speak at the top of a project and say what you need. Oakroom works out whether you want to add something, change something, ask a question, or go somewhere, and opens the right screen with your words already in it.

Ask has its own screen too. Start typing and your items filter as you go, so “brass” finds every brass faucet and pull. Ask a question and you get a written answer from your own numbers. Oakroom adds up the totals itself, so they match your budget screen, and it never tells you what to buy.

  • You say: “We picked the Kohler Purist faucet for the powder room, $429.”

    Add

A new item in the Powder Room at $429.00, on the review screen for you to check.

  • You say: “Mark the kitchen backsplash as ordered.”

    Change

Handmade backsplash: from Selected to Ordered, once you tap Save all.

  • You say: “How much am I over on lighting?”

    Ask

You're $1,121.00 over on lighting, with the items that add up to it.

  • You say: “Open the kitchen.”

    Go

    The Kitchen opens.

It never saves anything on its own

Anything you add or change by voice shows up on the review screen first, and nothing is saved until you tap Save all. Ask only reads.

When you speak, the recording goes to OpenAI to be turned into words. We delete it as soon as we have them.

Features

Made for how a custom build works.

You'll make most of these choices away from a desk, so everything works on your phone. There's no app to install.

  • Room by room

Each item goes in its room. Things like HVAC, the roof, and outdoor lights go under Whole house.

  • Allowances the way your builder writes them

An allowance can be for the whole house, one room, or both. A tile allowance for one bathroom comes out of the house amount. It isn't added on top.

  • A budget of your own

No allowances from your builder? Set the project to your own budget. Everything you commit to counts against it, and the screens talk about your budget instead.

  • Typical numbers from one budget

Type what you want to spend on the whole house. Oakroom suggests an amount for each room and category from your plan's size and published building costs, and you change any of them before you save.

  • Your budget by category

The budget screen puts every category next to its allowance, so you can see at a glance that tile is over and lighting is under.

  • Compare options

Keep a few faucets for the same vanity side by side. When you pick one, the others are set aside, and you can undo it.

  • See the cost before you choose

Before you commit, the If chosen line shows what your favorite option would do to your budget.

  • Photos on every item

Add up to 10 photos to each item from your camera or your library, so you remember which gray it was.

  • Your floor plan, room by room

Add your plan from a PDF, a photo, or a link. Outline each room, or let Oakroom find them, then tap a room to see what's in it and whether it's over or under. Pin each selection where it goes, like the pendant over the island.

  • Rooms and sizes from your plan

Start a new project from your plan, or tap Read this plan any time. Oakroom finds the rooms and the sizes printed on it. You choose which rooms to add and which sizes to fill in.

  • Your 3D model as a plan

Got a 3D model of your house (DAE, OBJ, GLB, or STL)? Oakroom draws each floor from above as a plan, already to scale.

  • Will it fit?

Measure one wall on your plan to set its scale. Anything with a width and a depth then shows up at its real size, as a box you can move and turn.

  • A sheet your builder can order from

Print it or save it as a PDF, for one room or the whole house, with photos, SKUs, and prices. You can also download it as a CSV file.

  • Share with your partner and builder

Invite your partner to add selections with you, and your builder to follow along. You can change what someone can do, or remove them, any time.

  • Things you buy yourself

Anything you pay for yourself is tracked separately, so it doesn't get mixed into your allowance totals.

  • No password to remember

Continue with Google, or get a sign-in link by email. You can sign out of every device from your account page.

Questions

Does my builder need an account?

No. You can print the selections sheet or save it as a PDF and send it to them. If your builder wants to follow along, you can invite them as a viewer.

My builder gives some allowances per room. Does that work?

Yes. An allowance can be for the whole house, for one room, or both. A room's allowance comes out of the house amount. It isn't added on top.

My builder doesn't give me allowances. Can I still use it?

Yes. Set the project to your own budget, and everything you commit to counts against it. Type one number for the whole house, and Oakroom suggests an amount for each room and category from your plan's size and published building costs. You can change any of them. If you're still waiting on your builder's list, you can start with these and add the list when it comes.

Do I have to type everything?

No. You can take a photo, pick a PDF or a CSV file, paste in a link, an email, or your notes, or just say what you picked. You can also add an item by hand in a few taps.

Can I just talk to it?

Yes. Tap Speak at the top of any project screen and say what you need. You can add what you picked, change something (like marking the tile as ordered), ask how much you've spent on plumbing, or open a room. Anything you add or change shows up on the review screen first.

Can I add my floor plan?

Yes. Add it from a PDF, a photo, a link, or a 3D model file, and zoom in on it from your phone. Tap Read this plan and Oakroom finds the rooms and the sizes printed on it, then you choose what to add. You can outline each room on the plan and tap it for its numbers, and pin each selection where it goes. Set the scale, and anything with a width and a depth shows at its real size.

What if it reads something wrong?

You see everything it found before anything is saved, and you can fix or skip any of it. Nothing is added to your project until you tap Save all.

Is there an app to download?

No. Oakroom works in the web browser on your phone, and on your computer at home.

What does the build pass cover?

It covers one project for the whole build. You get unlimited items, 500 captures, and unlimited questions in Ask for a one-time $99. The free plan stops at 25 items, 10 captures, and 20 questions in Ask, but has every other feature. A capture is each time Oakroom reads something for you: a photo, a file, a link, a note, or your plan.

Can I get a refund?

Yes. If the build pass isn't what you expected, email us within 14 days of buying it and we'll refund it in full. Your project goes back to the free plan and keeps everything in it.

Can I get my data out?

Yes. You can download every item as a CSV file or print the selections sheet any time.

Who can see my project?

Only you and the people you invite. You choose whether each person can edit or only look, you can change that or remove them any time, and they can leave on their own.

Grab your plan and your contract, and get started.

Add your floor plan and Oakroom sets up your rooms. Then take a picture of your allowances, and you'll know where you stand before your next showroom visit.
